Garage roof options

Our flat garage roof is 25 years old now and has developed its first leak - thankfully in to the garage, rather than the utility, boot room and toilet on the back.

It's a mineral felt with gravel on top.

Is it worth seeking out the leak and patching or are we at the point of replacing?

If we're replacing, what are we fitting? Mineral again, EPDM?

I don't really want to go down the pitched tile roof as we're planning to extend over the garages in about 8 years.

The area is approx 5m x 8m, with a porch area to the side which is triangular, 5 meters wide and 2 metres deep at one end, Narrowing to 1 meter at the other.

I wouldn't go with anything other than EPDM personally.

When we were looking for a mortgage for our home one of the mortgage cos wanted a £10k retention for the replacement of the flat roof, even though it was replaced 1 year earlier! They wanted £120k of retentions in total so funnily enough we didn't go with that one.

Anyway 13 or so years later we're replacing the felt with EPDM (and adding a 5deg 'tilt' as we have the first leak from the felt roof.

I would normally go for EPDM, but if you are definitely going to only require a less than 10 year life I would consider felt, which will be somewhat cheaper.

If you can find the leak, then something like Acrypol+ works very well at patching over the hole until you get the roof redone. It's not cheap (£50/tub) but it is decent stuff. If the rest of the felt is in good condition, perhaps just repair and go with what you have already.

If you want to replace it and know you're going to be replacing the whole lot anyway in less than 10 years, go with felt. It's cheap and does the job well enough for that timespan.

If replacing the flat roof for the long term, I'd suggest considering GRP instead of the single ply systems. No joints and easy to repair if necessary.

If your defo going to be building over I’d just get it repaired if it’s only in one spot Thumbs Up

But if it’s totaly fecked I’d get it epdm Thumbs Up around £35 per metre is prepped before hand Thumbs Up

Just having our conservatory roof done today in rubber. Excellent tackle. We are also having our other 2 flat roofs done (Dorma next week and a little later in the year the kitchen) They have just knocked off for the day. It seems the biggest job was removing the old roof. Pricewise to fit this roof including new boards guttering down pipes fascia and the rubber it is £750.The dorma (which is slightly smaller) is £550 Thumbs Up

EPDM definitely. It's pretty good on price if you DIY and it's a lot easier than felt to lay successfully.

Just done a flat roof in EPDM. Very easy to lay and results are fantastic

Don't you need building regs approval if the whole lot is being replaced? I seem to remember a building inspector visiting one of our neighbours to inspect the insulation/structure.

My brother had to deal with Building regs. when replacing over half of the main house roof ( extra insulation) . Not sure of the position if just a Dormer or small extension.
