No heat or hot water for five days - rented property
Absolutley livid as I've had no heating or hot water since Tuesday, also just out of hosptial having had surgery, engineer came out on tuesday evening (after sending his young boy out who wasn't qualified to do jack...) He decided the boiler was FUBAR'd ordered new parts (which arrived today) and now I've just been informed by the letting agents "that the engineer can't come out to you until saturday as he's on a course" WTF....
The letting agents REFUSED to use another firm and said to me that "I'm not authorised to get anyone else out to fit the parts"...
Anyone suggest any remedies? (Legal or otherwise? )I want to see the sweets before I get into your windowless van... I'm not stupid!

Already tried that but it's difficult with three cats... did try the Travelodge but they will only take "a maximum of two pets"....
Typing keeps my fingers warm(er) I want to see the sweets before I get into your windowless van... I'm not stupid!

Advise agents that you must stay in an hotel until everything fixed, and that cats must go to cattery.
Tell them the daily cost and say that you will off-set this against next rent payment.

Go and buy a few electric fan heaters, leave them on full blast, take a pic of the meter reading before and after, refuse to pay for that power and take the cost of the heaters off the rent. Plus use the kettle for all your hot water requirements, again not paying for the leckie.

So happens, and even with the best of intentions things dont always go to plan. The old boiler in our rental property gave us some issues last year and wouldnt provide hot water, and our tenants have a young family, so this wasnt really an acceptable situation. I thought I had done the right thing by having a British Gas contract in place to react to such issues, but they were rubbish, coming out then having to order parts and us having to wait. Its what your agents/landlord do that makes a difference. For us was summer time and our tenants used relatives for a few days to get hot water. I reduced their rent for a month as a way of compensation, and then had a new boiler fitted (as the old one had thrown a few faults over the previous 18 months) and I didnt want the risk of it failing over and over again. Our tenant appreciated the rent reduduction and having a brand new boiler fitted.
Do you have direct contact with the property owner or is it all via the agents, as some are hopeless and just stick to a script.

It's a legal requirement to provide heating and hot water, I'd recommend you phone constantly and complain they may get fed up and act quicker. They should also have left you some electric heaters. keep on the case don't let them fob you of with excuses..

After 48 hours I just got a plumber in myself and sent the letting agent the bill.
He said it was £400..... I told him to double it and who to bill and he brought round a case of beer when there cheque cleared.

It's a little more complicated than standard as the Landlords and letting agents hate each other (landlords took the agents to the Ombudsman and a got a finacial settlement for not providing a service) meanwhile I've had to do all the repairs to the place myself (everything that was broken or not working when I moved in - very long list)
But now the agents have settled they've taken it to the other extreme and won't let anyone do anything without their say so (they even threatened me this afternoon when I said I was getting my own Gas Safe Registered guy in) so I've just instructed my solicitrors to ask the court issue an emergency order to compel the agents to get the heating fixed and they can pay the costs of that....
Doesn't get me any warmer (other than typing emails) but does make me feel slightly better....
Thanks for all the input and I'll be out for a drive in the Disco later to warm up... cats are loving this as they like the back of the car I want to see the sweets before I get into your windowless van... I'm not stupid!

Finally got fixed at 4pm on friday, but I'm still livid... waiting on my solicitor to call be back as the letting agents and the landlords will be getting a nicely worded letter...
Any land with PP for sale up round your way ? I might be moving the caravan up there I want to see the sweets before I get into your windowless van... I'm not stupid!

Though not if you’re coming from south of the border, Queen Nichola has officially closed the border. Unless you’re on the list of (some weird) exemptions.

To summarise, the heating breaks on Tuesday, a heating engineer is appointed, inspects the appliance, needs to order parts, and has other commitments, but still gets the repair done by Friday. And yet you think this merits a grumpy letter from solicitors??

WTF should a paid up tenant be without hot water or heating? Emergency plumbers might cost a fortune but that's the gamble on not doing the preventative maintenance that the agent appears to have taken..
